Facilities Manager

Do you have experience looking after commercial properties? Grand Columbia Limited (GCL) is an established property development company with numerous commercial and residential buildings in Port Moresby. We are seeking an experienced Facilities Manager to manage the maintenance and refurbishment works for a number of our properties. You will report to the Facilities Operations Manager and will provide direct management and supervision to personnel involved in the maintenance and repair of the buildings you are in charge of. You will look after the buildings and equipment; the care and cleaning of buildings and grounds; the operation of heating, air conditioning, and ventilating systems; plumbing and electrical systems; generators and fire; roofing, building envelope and interior maintenance of GCL properties.

Typical Duties and Responsibilities

  1. Identify maintenance works to be undertaken throughout the year.
  2. Prioritise and then schedule the maintenance works and refurbishment works to be undertaken.
  3. Supervise the maintenance works and resources to ensure the works and completed on time and to the quality expected.
  4. Prepare a monthly report for the properties you manage.
  5. Monitor, manage and fix all elements of the facilities, such as pumps, grounds, water tanks, roofs and gutters, electrical, fire, generators, lighting, cameras, security, HVAC etc
  6. Liaise with tenants and address their issues on a monthly basis and ensure any work they require to be done is programmed and completed promptly.
  7. Trouble-shoot all elements of the properties you are looking after to ensure preventative maintenance is achieved.
  8. Respond from time to time to after-hours issues as needed regarding the operational aspects of the facilities such as HVAC issues, fire alarm malfunctions, electrical outages, water leaks, etc.
  9. Perform other work from time to time as directed by senior management.
  10. Manage gardeners, cleaners and maintenance staff made up of plumbers, electricians, carpenters, labourers, etc. to ensure all repair works are carried out in a timely fashion.

What we are looking for:

  • Minimum 5 years of experience in a facilities management or property operations role, preferably in the commercial or residential sector
  • Strong knowledge of electrical and fire installations, pumps, security tanks and HVAC installations, such as air-cooled chillers and VRF systems.
  • Thorough understanding of facility maintenance, cleaning, and support services, with strong attention to detail.
  • Strong communication and management skills to ensure maintenance works are satisfactorily completed.
  • A tertiary qualification in a relevant field, such as property management or facilities management, is highly desirable
  • Good Word and Excel computer ability and reporting skills.
