Pacific Palms Property under Steamships Limited is in search of a proven, capable, and results-driven individual to manage and oversee all Building Management System (BMS) operations, ensuring the efficient and seamless performance of automated building systems across our facilities.

Role Description

This is a full-time on-site role for a Building Management Systems (BMS) Manager located in Port Moresby, Papua New Guinea. Reporting to the Facilities & Services Manager, the Building Management System (BMS) Manager will primarily be responsible for:

• Overseeing the operation and performance of all automated building systems, ensuring reliability and efficiency.
• Analysing system performance data to identify opportunities for improvements and cost savings.
• Leading troubleshooting, maintenance, and repair activities to minimize downtime and disruptions.
• Ensuring compliance with safety standards, regulatory requirements, and sustainability guidelines.
• Collaborating with vendors, contractors, and internal teams to implement upgrades, new technologies, and projects.

Key Accountabilities:

• Oversee the day-to-day operation of the Building Management System, including HVAC, lighting, energy management, fire safety, and security systems.
• Continuously monitor system performance to ensure smooth and efficient operation.
• Analyse data and performance metrics to identify opportunities for improving energy efficiency and reducing operational costs.
• Plan, coordinate, and oversee preventive and corrective maintenance schedules for all automated systems.
• Lead or supervise troubleshooting efforts, repairs, and upgrades to ensure systems remain fully operational.
• Implement fire safety, security protocols, and emergency response plans related to automated systems.
• Lead, train, and supervise building operators, technicians, and maintenance staff on system usage and best practices.
• Collaborate with external vendors, contractors, and service providers for system maintenance, upgrades, and troubleshooting.
• Liaise with internal stakeholders to address building operational needs and ensure alignment with business objectives.
• Maintain comprehensive documentation of system configurations, performance reports, and incident logs.

Required Experience

• 5 years or more experience in facility management, building automation, or a related field is necessary.

Qualification and Key Competencies

• Bachelor’s Degree in Engineering, Facility Management, Electrical Engineering, Mechanical Engineering, or a related field.
• Networking / Systems setup
• Industrial installations of networked systems
